Landscaping Guidelines
- Remove and replace dead landscape items – including shrubs, trees, decorative grasses and sod.
- Remove weeds from plant beds and grass.
- Routinely mow the grass (Spring, Summer and Fall months). This includes edging driveways, sidewalks, walkways and planter beds to maintain the visual continuity of the community.
- Routinely maintain hedges and shrubs to maintain the visual continuity of the community.
- Routinely maintain plant beds with stone, bark, mulch, rubber mulch, or pine straw.
- Trim / maintain trees for dead branches, fronds, vines and excess moss from the property landscaping as well as those that are yellow or brown in color.
- Maintain the width of the sidewalk free space of tree branches, shrubs and vines. If any tree branches, limbs or other plant material overhang over the sidewalk, these should be trimmed to a height of at least eight (8) feet above the sidewalk. This will allow free passage by persons walking or riding on the sidewalk.
- No tree branches or limbs should obstruct the access to streetlights for repair/replacement and should not obstruct illumination of the sidewalk from the streetlights for safety reasons.
- Adjust exterior lighting so lights do not point to the roadway – potentially distracting / blinding a driver.
Mailbox Guidelines
- Paint mailbox when the color is faded using the same color and original black finish – gloss paint.
- When damaged, order numbers for your mailbox through (Beautiful Mailbox Company, 305-403-4820), using the same style to maintain uniformity within the community.
- Replacement of mailbox needs to be ordered through (Beautiful Mailbox Company.com), mention the style that is consistent with your current mailbox.
House Guidelines
- Pressure wash roof, driveways, sidewalks and walkways to make sure they are clean and free from mildew and stains.
- Remove the weeds growing through cracks within driveways, sidewalks and walkways.
- Paint homes when the paint becomes faded or discolored. No permission is required from HOA if the same color is used, otherwise, submit the revised color for approval before proceeding.
HOA Common Areas
- HOA contractors are allowed to access the HOA Common Areas without prior approval from the homeowners that are adjacent to them.
- No Homeowner is allowed to encroach on the HOA common areas designated as Tracks A, B, C, D and E. Track D is the area surrounding the Front Entrance Pond and Track E is the Pond on either side of the power lines. These areas are maintained by the HOA as per the landscaping guidelines.
- HOA common area is identified in the Carisbrooke Plat that is available on our community website.
